Development Overview
The Turkey Toe Master Plan has been refined to honor both the land and its water realities. The result is a tighter, more intentional build: three permanent structures around the golf course, a custom events and shop complex, and a glamping area — all in service of an unforgettable mountain experience.
The original five-phase feasibility plan has been refined into a tighter, more intentional build. What remains is the best of the vision — built right, built to last.
Final Plan — Golf Map, 18 Holes at 8,040 ft
The confirmed Turkey Toe build plan: 18-hole golf course with hole names, par, and yardage — plus three golf course structures (Caretaker Residence & Shop, Glamping Area, Golf Clubhouse) and the custom Shop & Events complex. Westcliffe, CO.
Utility Plan
Proposed water, sewer, and electrical runs from the well location to the caretaker/shop zone and golf course facilities.
MEP Plan — Electrical Service & Transformer Layout
The electrical service runs along State Highway 69 via a 13,864V / 10kVa line. Three transformers serve the property: the original transformer along County Road 130 feeds the old back 9; a new transformer (blue marker, center) powers the new caretaker house and shop with split 200A service on independent panels; and a well transformer feeds the pump house and supports potential future expansion.

Night Lighting — Dark Sky Compliant
Westcliffe sits in one of Colorado's designated dark sky corridors. All exterior lighting at Turkey Toe is designed to point downward — warm amber tones, shielded fixtures, and no upward spill. String lights on the covered deck, wall sconces at the barn doors, and interior glow through the windows keep the night alive without touching the sky above. The crescent moon and stars stay yours.
Design Note — Active
The putting green in this rendering needs to shift further right — away from the garage doors and into the open frontage. Exterior lighting will be low ground fixtures, not the tall pole lights shown here. Both refinements are being worked into the final layout.

Caretaker Unit
Check-in, Welcome Center, caretaker residence — one building, two units.
These drawings are from the original concept when the shop was designed as part of the same structure as the caretaker house — an attached 2-car garage integrated into the TMOD modular unit. That approach has since been redesigned.
Current build (what's actually happening): Two separate structures — the TMOD factory-built modular caretaker house (two-box unit: Welcome Center side + 3bd/2ba caretaker side), and the Party Barn as a completely separate site-built structure with its own foundation, shop bays, event floor, and The Roost above. No attached garage. No shared roof. Two independent buildings.
Retained here for design history reference — like the original five-phase feasibility plan, these show where the vision started.

Everyday Shop. All-Weather Event Venue.
On a regular day, this is the caretaker's working shop — equipment in the bays, tools at hand, operations humming. For an event, the gear rolls out, the barn doors open, and the entire ground floor transforms into a fully serviced indoor-outdoor venue ready for any size crowd and any weather Colorado can throw at it.
Main Floor — As Designed
The floor plan shows four equipment bays at the top, a transition zone with three additional bays, and the caretaker service zone below — full bathroom, prep kitchen, and covered outdoor patio with furniture. The red annotation marks the zone designated to also convert for party hosting. Reference photos show the space in event mode: packed outdoor gathering spilling onto the grounds with the upper Roost deck above, and an elegant indoor banquet with round tables, white linens, and string lights once the equipment is out.

Design Note — Active
“Convert this area into hosting for parties as well.” The lower bay zone is flagged for dual-use conversion — expanding the event footprint beyond the main bays into the caretaker transition area. Being worked into the bid and finishing details.

Home of the Turkey Toe Saloon Social Club
Turkeys roost high — and so does the best part of Turkey Toe. The Roost is the upper level of the Party Barn: a full private club destination where golf, fitness, fire, and the social scene all share the same floor. You earn it with 18 holes. You stay for hours.
The Roost — As Designed
Three sheets: main level Party Barn exterior + shop bays; upper Roost zone layout with putting green rotated north-south for the walk path to the saloon entry; and the detailed Saloon Social Club plan (33'-10" × 21' clear) showing the 16×9 simulator bay, wraparound bar island, poker table, saloon door entry, bartender station, AV nook, and plumbing pass-thru chase to the lower level. The Concept
The Roost isn't an afterthought — it's the whole point. You finish your round on Turkey Toe Links, come off the 18th green, and you've got two choices: call it a day, or climb up to where the real energy lives. Most people climb.
The upper mezzanine was designed from day one as a private club destination — not a converted storage room, not a bonus space. Six distinct experiences share one 2,193 SF floor: a golf simulator that fills an entire wall, a putting green built into the floor, a western bar and social club, a fire lounge, a game area, and a fitness zone that opens onto the upper balcony for yoga and partner classes with a Sangre de Cristo backdrop. Every piece was placed with intention — including rotating the putting green so your walk to the saloon doors is part of the experience.
The vision is locked in. Bids are being worked. Wiring, plumbing, and finish details are all actively in progress — the bar sink and drain run down through the pass-thru chase to the main level, the powder rooms are mid-floor, and rough-in for the simulator, lighting, and AV is already in the plans. When AI renderings are finalized, they land right here.
Turkey Toe Saloon Social Club
Anchor of The Roost · North End
The Turkey Toe Saloon Social Club is what's waiting on the other side of the saloon doors. The name lives above the entry — carved, lit, or branded into the sign above the doors — and it carries the full weight of what the space is: a western social institution built inside a mountain ranch. The Social Club framing also opens the door to something bigger: founding members, named sponsorships, and a donor wall that puts real people's names on a real place they helped build.
Oversized Full 16×9 Golf Simulator
Full-wall true 16×9 screen — 16'-0" wide at 9'-0" height — takes the entire north wall of the 33'-10" × 21' clear sim bay. Not a corner unit. Not a pop-up net. Every person in the Saloon has a sightline. Power, Cat6, low-glare lighting roughed in. AV nook and club back storage at entry. Unit being sourced now — commercial-grade, full swing tracking.
Bar Island — Stools All Around
The bar island wraps the 16'-10" lounge bay — stools on every side, nobody has a bad seat. Bartender station, ~10' bar counter, liquor storage behind, and a poker table at the back. Bar sink and drain rough-in planned at the bartender station — runs down through the 5'-5" pass-thru chase to the main level below.
Plumbing — Upper Level
Three plumbing points on the upper level: (1) Bar sink + drain at bartender station — chase runs 5'-5" down to main level; (2) & (3) Two powder room rough-ins mid-floor. Being coordinated with bid package now.
Post-round, pre-round, no-round — if the saloon doors are open, the simulator is calling your name.

Saloon Social Club
16×9 simulator, wraparound bar, poker table, bartender station. The anchor of The Roost — through the saloon doors, sign above the entry.
Indoor Putting Green
Free-form green built into the floor, running north-south along the right wall. The walk path takes you right past it on the way to the saloon doors.
Fire Lounge
Big couches, a wood-burning fireplace, low lighting. Built for bourbon, stories, and staying up too late. The decompression zone of The Roost — Chimney 1 serves both this upper firebox and the main floor event space below. Step outside to the deck and Chimney 2 is right there too.
Game Area
Pool, shuffleboard, and game tables. Sized to flex for bracket nights or quiet tournaments. Rematches are mandatory.
Fitness Zone + Upper Balcony
Pelotons, weights, and open floor space — with access to the upper covered balcony for yoga, partner classes, and instructor-led sessions. The Sangre de Cristo range is your studio backdrop. Exercise storage built in.
Upper Powder Rooms
Two powder rooms mid-floor between the simulator bay and the fire lounge. Nobody has to leave The Roost to keep the night going.

Note: The original five-phase master plan has been refined. The event grounds are entirely custom — no standard phases apply. The expansion (caretaker building, Welcome Center & Shop, Party Barn) is underway as of May 2026. All other structures are subject to Special Use Permit and Custer County approvals.

Authentic Old West volumes, vintage ranch memorabilia, classic cowboy literature, and curated western artifacts — every shelf tells a story, every corner invites you to sit a spell longer. Greg Gebben's personal collection becomes the living character of Turkey Toe.

The G & D in G&D Investments
G&D Investments is Gebbie and Devon. Gebbie is Sarah — Devon's wife — whose maiden name is Gebben. Her dad is Greg Gebben: the original G, the rancher, the western history devotee who built the collection over a lifetime. Devon married into the G, and together they formed G&D — the original generation and the new one, tied at the name.
Greg's collection is the kind that makes you stop mid-walk to pull a book off the shelf. Authentic. Specific. Personal. Decades of Old West volumes, ranch memorabilia, and cowboy literature that carry real history in every spine. At Turkey Toe, it stops being a private collection and becomes something every guest shares — the permanent character of every gathering space, from the caretaker house to The Roost to the Clubhouse to come. The G was always here. Devon just built the ranch around it.

Why Later?
The expansion establishes the working ranch — caretaker house, Welcome Center & Shop, and The Roost social club. Events and retreats run through the Party Barn while the long course is developed. The Clubhouse follows once the course is playable and operations have proven their footing. The design is done. The floor plan is set. It's a matter of sequencing, not vision.

The Clubhouse is the golf-dedicated post-round hub, built on the course itself. Two distinct experiences. The Gebben Library threads through both.
