The Turkey Toe Master Plan has been refined to honor both the land and its water realities. The result is a tighter, more intentional build: three permanent structures around the golf course, a custom events and shop complex, and a glamping area — all in service of an unforgettable mountain experience.
The original five-phase feasibility plan has been scaled back. Water availability on the property does not support the full phased buildout. What remains is the best of the vision — built right, built to last.

The confirmed Turkey Toe build plan: 18-hole golf course with hole names, par, and yardage — plus three golf course structures (Caretaker Residence & Shop, Glamping Area, Golf Club House) and the custom Shop & Events complex. Westcliffe, CO.

The soul of Turkey Toe's interior spaces — Greg Gebben's curated Western library collection will be installed throughout the structures and gathering spaces. Authentic Old West volumes, vintage ranch memorabilia, and classic cowboy literature create an atmosphere where every bookshelf tells a story and every corner invites you to sit a spell longer.
Situated alongside the golf course, the glamping area gives guests the full Turkey Toe experience — wake up with Sangre de Cristo views, step outside, and tee off. Tents, Airstream-style sites, and curated outdoor comfort built into the landscape.
The event grounds at Turkey Toe are fully custom — open, adaptable outdoor space designed around the natural topography of the ranch. No cookie-cutter venue. The Shop anchors the complex with equipment, retail, and operational support.

The event grounds are entirely custom — no standard phases apply. Phase 1 (Caretaker Zone) is locked in and construction begins May 2026. All other structures are subject to Special Use Permit and Custer County approvals.
