Development Overview
The Turkey Toe Master Plan has been refined to honor both the land and its water realities. The result is a tighter, more intentional build: three permanent structures around the golf course, a custom events and shop complex, and a glamping area — all in service of an unforgettable mountain experience.
The original five-phase feasibility plan has been refined into a tighter, more intentional build. What remains is the best of the vision — built right, built to last.

The Back Nine
The original 59-acre property — the historic 1936 Homestead, the Short Course, the Braveheart driving range, the Cadillac Wanch 19th Hole, the original Gebben Shop, the Wanch House, and the standalone sleeping & hangout spaces. Every one of these is live and bookable now — see the full breakdown on The Grounds.
Note — the Long Course isn't confined to Zone 1. The full 18-hole Wanch Golf Long Course is already built and ready for seasonal play, but it stretches across the entire property — crossing through the future Zone 2–4 land as it goes. The Back Nine (Zone 1) is specifically the original homestead, the Short Course, Braveheart, and the 19th Hole — not the full course footprint.

MEP Plan — Electrical Service & Transformer Layout
The electrical service runs along State Highway 69 via a 13,864V / 10kVa line. Three transformers serve the property: the original transformer along County Road 130 feeds the old back 9; a new transformer (blue marker, center) powers the new caretaker house and shop with split 200A service on independent panels; and a well transformer feeds the pump house and supports potential future expansion.

Night Lighting — Dark Sky Compliant
Westcliffe sits in one of Colorado's designated dark sky corridors. All exterior lighting at Turkey Toe is designed to point downward — warm amber tones, shielded fixtures, and no upward spill. String lights on the covered deck, wall sconces at the barn doors, and interior glow through the windows keep the night alive without touching the sky above. The crescent moon and stars stay yours.
Design Note — Active
The putting green in this rendering needs to shift further right — away from the garage doors and into the open frontage. Exterior lighting will be low ground fixtures, not the tall pole lights shown here. Both refinements are being worked into the final layout.

Caretaker House
One house, two shared-use sides — check-in & Welcome Center, plus the caretaker residence.
These drawings are from the original concept when the shop was designed as part of the same structure as the caretaker house — an attached 2-car garage integrated into the TMOD modular unit. That approach has since been redesigned.
Current build (what's actually happening): Two separate structures — the TMOD factory-built modular caretaker house (two-box unit: Welcome Center side + 3bd/2ba caretaker side), and the Party Barn as a completely separate site-built structure with its own foundation, shop bays, event floor, and The Roost above. No attached garage. No shared roof. Two independent buildings.

Party Barn — Main Floor
Everyday Shop. All-Weather Event Venue.
On a regular day, this is the caretaker's working shop — equipment in the bays, tools at hand, operations humming. For an event, the gear rolls out, the barn doors open, and the entire ground floor transforms into a fully serviced indoor-outdoor venue ready for any size crowd and any weather Colorado can throw at it.
Main Floor — As Designed
The floor plan shows four equipment bays at the top, a transition zone with three additional bays, and the caretaker service zone below — full bathroom, prep kitchen, and covered outdoor patio with furniture. The red annotation marks the zone designated to also convert for party hosting. Reference photos show the space in event mode: packed outdoor gathering spilling onto the grounds with the upper Roost deck above, and an elegant indoor banquet with round tables, white linens, and string lights once the equipment is out.

“Convert this area into hosting for parties as well.” The lower bay zone is flagged for dual-use conversion — expanding the event footprint beyond the main bays into the caretaker transition area. Being worked into the bid and finishing details.

The Roost
Library, Lounge & Wellness Level — Above the Atrium
Turkeys roost high — and so does the quiet half of Turkey Toe. The Roost is the upper level of the Party Barn: a slower, softer counterpart to the energy below — the Gebben Western Library, fireside lounge, a conference/meeting room, and a fitness zone built for instructor-led retreat classes, all wrapped around a railing overlook down into the Saloon Social Club atrium.
New Concept — Center Atrium & Clerestory
Under Structural Review · Not Yet in the CD Set
The Roost's upper floor doesn't have the headroom to fit the golf simulator on its own — a true 16×9 hitting bay needs more vertical clearance than a standard second-story ceiling gives it. The idea being worked with the structural team now: pull the Saloon Social Club and the simulator down into an open, two-story atrium carved into the middle of the main floor, capped with a clerestory roof for natural light and height. The upper Roost level wraps around the opening on both sides, with a railing overlook so you can look straight down into the saloon and watch the simulator bay from above.
This is a live working concept — being modeled in detail with computational design tools to nail exact clearances (simulator bay height, chase runs, equipment access) before it goes to the structural engineers for design and cost. Once structural signs off, VIZ Graphics updates the official plan set and it moves toward the Custer County permit set. Nothing here is final — but it's the direction Devon is actively pursuing to solve the headroom problem and give the Saloon & simulator the presence they deserve.
Turkey Toe Saloon Social Club
Anchor of the Main-Floor Atrium (concept) · Formerly Upper Level
The Turkey Toe Saloon Social Club is what's waiting on the other side of the saloon doors. The name lives above the entry — carved, lit, or branded into the sign above the doors — and it carries the full weight of what the space is: a western social institution built inside a mountain ranch. The Social Club framing also opens the door to something bigger: founding members, named sponsorships, and a donor wall that puts real people's names on a real place they helped build.
Oversized Full 16×9 Golf Simulator
Full-wall true 16×9 screen — 16'-0" wide at 9'-0" height — takes the entire north wall of the 33'-10" × 21' clear sim bay. Not a corner unit. Not a pop-up net. Every person in the Saloon has a sightline. Power, Cat6, low-glare lighting roughed in. AV nook and club back storage at entry. Unit being sourced now — commercial-grade, full swing tracking.
Bar Island — Stools All Around
The bar island wraps the 16'-10" lounge bay — stools on every side, nobody has a bad seat. Bartender station, ~10' bar counter, liquor storage behind, and a poker table at the back. Bar sink and drain rough-in planned at the bartender station — runs down through the 5'-5" pass-thru chase to the main level below.
Plumbing — Being Re-Verified for the Atrium Move
The bar sink/drain and pass-thru chase noted above were sized for an upper-level location. With the Saloon and simulator moving to the main-floor atrium, plumbing routing is being re-checked directly with the main-level bathroom/prep-kitchen plumbing instead of a downward chase. Updated once structural & plumbing plans are finalized.
Post-round, pre-round, no-round — if the saloon doors are open, the simulator is calling your name.

The Turkey Toe Saloon Social Club isn't just a name above the doors — it's a place where the people who helped build it get recognized permanently. Founding members and donors will have their names on the wall inside The Roost. This is how Turkey Toe works: real people, real places, real names. Upstairs — The Concept, Updated
The Roost isn't an afterthought — it's the whole point. You finish your round on Turkey Toe Links, come off the 18th green, and you've got two choices: head into the energy of the Saloon Social Club and simulator below, or climb up to where things slow down.
The upper mezzanine is being redesigned as the library, lounge, and wellness counterpart to the atrium below. The Gebben Western Library — shelving for Greg's collection facing an open lounge floor — is the first stop as you come up the stairs. Along the Andersen window wall, the table groupings work double duty as a conference/meeting room for retreat and corporate groups (all hosted meals stay on the main floor) — leading into a fireside social seating area. Past the powder rooms and the stair down, a fitness zone is built for instructor-led retreat classes (yoga, partner training), backed by a storage closet with bifold doors for mats, towels, and class supplies. A shower on this level — for cleanup after a class — is being considered but not yet decided.
This program shift is active and not yet finalized in the CD set. The simulator and bar move down into the new main-floor atrium (above), freeing the upper floor for a quieter, slower experience built around the Library and retreat wellness offerings.

Gebben Western Library

Conference / Meeting Room
Table seating along the window wall doubles as a meeting space for retreat and corporate groups. Hosted meals stay on the main floor — this space is for gathering and working, not dining.

Clustered seating for bourbon, stories, and staying up too late — overlooking the Saloon Social Club atrium below through the railing.
Upper Powder Rooms
Two powder rooms mid-floor, next to the stair down — between the lounge and the fitness zone.
Fitness & Retreat Classes
Open floor and equipment built for instructor-led retreat classes — yoga and partner sessions with a Sangre de Cristo backdrop. A shower on this level for post-class cleanup is being considered.
Retreat Class Storage
Bifold-door closet stocked with yoga mats, towels, and class supplies — ready whenever an instructor comes in for a retreat session.
The Soul of Turkey Toe's Interior Spaces
Greg Gebben Western Library
This isn't a room. It's a presence that runs through every space at Turkey Toe. Greg Gebben's curated Western library collection — authentic Old West volumes, vintage ranch memorabilia, classic cowboy literature, and curated western artifacts — is woven throughout the buildings, and The Roost is its anchor home: the shelving facing the open lounge floor is the first stop as you come up the stairs.
It also shows up in the caretaker house (living room, great room, deck), throughout the Party Barn event space, and will have a dedicated presence in the future Golf Clubhouse — the same thread of authentic western character wherever you go.
The G & D in G&D Investments
G&D Investments is Gebbie and Devon. Gebbie is Sarah — Devon's wife — whose maiden name is Gebben. Her dad is Greg Gebben: the original G, the rancher, the western history devotee who built the collection over a lifetime. Devon married into the G, and together they formed G&D — the original generation and the new one, tied at the name.
Greg's collection is the kind that makes you stop mid-walk to pull a book off the shelf. Authentic. Specific. Personal. At Turkey Toe, it stops being a private collection and becomes something every guest shares. The G was always here — Devon just built the ranch around it.

Note: The original five-phase master plan has been refined. The event grounds are entirely custom — no standard phases apply. The expansion (caretaker building, Welcome Center & Shop, Party Barn) is underway as of May 2026. All other structures are subject to Special Use Permit and Custer County approvals.

The Golf Clubhouse is the post-round anchor of Turkey Toe Links — designed for gathering, drinks, and the kind of stories that only come after 18 holes at 8,040 feet. It's next in sequence — planned and designed, waiting for the course to be running.
Why Later?
The expansion establishes the working ranch — caretaker house, Welcome Center & Shop, and The Roost social club. Events and retreats run through the Party Barn while that full-time operation comes online. The Clubhouse follows once operations have proven their footing on the now fully built, playable course. The design is done. The floor plan is set. It's a matter of sequencing, not vision.

The Roost vs. The Clubhouse
The Roost and the Golf Clubhouse are intentionally different destinations. The Roost is the quiet upper level of the Party Barn — the Gebben Library, fireside lounge, and fitness/retreat-class zone, overlooking the Saloon Social Club atrium below. The Clubhouse is the golf-dedicated post-round hub, built on the course itself, with its own simulator and bar. Two distinct experiences. The Gebben Library threads through both.
