Critical Issues Identified in MEP Review
These are not formatting notes. They are structural, code, and coordination gaps that, if unresolved, will cause either a failed inspection, an unsafe building, or work that has to be torn out. Each one needs a decision before Caldwell trenches or Huron fabricates.
Outdoor kitchen + Chimney 2 have no roof
A grease-rated hood duct must terminate through a roof. Chimney 2's double-sided firebox sits between Buildings A and B — two independent structures with no shared roof. There is currently no documented structure covering this space. This sounds like an undocumented third structure (breezeway, pavilion, or covered outdoor room) that needs its own design, CDs, and foundation before Caldwell's site work locks in. Resolve this before any trenching.

Chimney 1 — one flue serving two fireboxes on two floors is likely not code-legal
Solid-fuel fireplaces each require their own dedicated flue. A see-through fireplace (one firebox, two openings at the same level) is legal and common. Two separate fireboxes on two different floors sharing one flue is a different thing and almost certainly fails code. Get a mason or mechanical engineer to confirm before this goes into flat-pack fabrication — you cannot fix the flue after framing is complete.

400 CFM range hood likely triggers make-up air requirement
Most jurisdictions require mechanical make-up air when exhaust exceeds 400 CFM (IMC 504.5 / IRC M1503.6). Nothing in this MEP addresses make-up air. If required, it's a dedicated duct system, a damper, and possibly a tempering unit — not a minor add. Confirm with AHJ before mechanical scope is bid.

Full cooking equipment may trigger commercial kitchen code
A full fridge + double oven + 400 CFM grease hood is real cooking, not a prep kitchen. Depending on jurisdiction and event/catering use, this may require: (1) NFPA 96 fire suppression (Ansul system) over the hood, (2) grease interceptor on the kitchen sink and dishwasher drains (not just the wash-down bay), (3) health department permit for event catering. Have a direct AHJ conversation before this scope is priced — these are not small adds.

Wood-burning fireplace circuits show 'blower/igniter' — contradiction
Igniters are a gas fireplace feature. True wood-burning fireboxes have no igniter — at most a circulation blower. If there is an igniter, that implies a gas line, which conflicts with the all-electric assumption throughout this document. Confirm with the fireplace sub: are these true wood-burning? If so, remove 'igniter' from the circuit description and confirm whether a circulation blower is actually planned. If gas is introduced anywhere, the all-electric MEP narrative needs revision.

Occupancy classification — shop by day, event venue by night
A building that functions as an equipment storage shop and converts to an event venue changes occupancy classification at use. This affects emergency lighting extent (may need to cover the main floor and Roost, not just the stairwell), exit signage, occupant load calculation, and door hardware. Confirm with AHJ before electrical rough-in — egress lighting placement is locked in early.

Spark arrestors + wildfire requirements — two wood-burning chimneys in a mountain setting
Wood-burning chimneys in forested/mountain settings often face local fire authority requirements beyond standard AHJ — spark arrestors, ember-resistant design, setback from combustibles. Westcliffe / Custer County fire authority may have specific requirements. Check with local fire authority separately from the building AHJ.

Panel A is likely over 42 spaces — may need a 60-space can
Circuit numbering has drifted (A21b, A21c, A35–A38, A39–A46). Every 240V/2-pole breaker takes 2 slots. Double oven (50A/2P), outdoor appliance (30A/2P), compressor (30A/2P), welder (50A/2P), water heater (30A/2P), UTV charger (50A/2P), mini-split (20A/2P), fireplace circuits, outdoor chimney circuits — that's 14+ slots from 2-pole breakers alone before any 1-pole circuits. Recount actual slot usage before Panel A goes out to bid. May need a 60-space can.

Range/oven vs. double oven — cooktop missing if they're separate
The zone table says 'range/oven (dedicated 240V).' The open decisions and panel schedule say 'double oven.' A double wall oven has no cooktop. If there's also a cooktop (range top), that's a separate dedicated 240V circuit not currently in Panel A. Decide: double oven only, or double oven + separate cooktop?

Lumen Cache lag — universal rough-in fallback needed
Framing locks the chase and duct paths (Build Sequence Step 3). If Lumen Cache's design isn't complete before framing, conduit paths won't be coordinated. Add a universal rough-in standard now: extra empty conduit + pull string in all wall cavities and the chase, so walls don't get opened later. This is standard practice on CI-forward builds.

Outdoor kitchen electrical load on Panel A — confirm intentional
All outdoor kitchen circuits (A39–A46) are on Panel A, the Barn's panel. The outdoor kitchen is a shared amenity between Building A (House) and Building B (Barn). If Building A ever has its own panel or sub-panel, the outdoor kitchen's power source may need to move. Confirm this is intentional before rough-in.

P2 floor drain / grease interceptor — now includes kitchen sink and dishwasher
P2 originally asked about the wash-down bay floor drain. Given the cooking equipment now in scope, the AHJ may also require a grease interceptor on the kitchen sink and dishwasher drain — standard for commercial-adjacent kitchens. The P2 AHJ conversation needs to cover both.

Turkey Toe's caretaker zone is two separate, independently built structures — not one building. This document covers the Party Barn only.
Caretaker Building
Factory-built, two-box volumetric modular unit built offsite: Welcome Center side (guest check-in, full bed/bath) + Caretaker side (3 bed/2 bath, kitchen, living, decks). Factory-wired and plumbed. Excluded from this MEP scope except for confirming the factory package against final CDs.
Party Barn
Completely separate, site-built structure with its own foundation. Structural framing is flat-pack — fabricated offsite (Huron Components, from Eric's CDs) and assembled on site. Main floor: shop/equipment storage that converts to event venue. Upper level: The Roost (2,193 SF), home of the Turkey Toe Saloon Social Club.
Electrical
Site electrical service runs along State Highway 69 on a 13,864V/10kVA line feeding three transformers. A new transformer near the caretaker/shop zone provides split 200A service on independent panels. Inside the Party Barn: Panel A (main floor — shop lighting, cart charging, compressor, welder, bathroom/prep kitchen) and Panel B (The Roost — six zones each with dedicated circuits, simulator clean power, bar equipment, AV). Every exterior fixture is full-cutoff, downward-directed, warm-toned, and dark-sky compliant. Security lighting is low, ground-mounted — no pole fixtures.
Plumbing
Party Barn draws from the site's existing well/Norwesco tank system via a buried lateral, draining to the site septic system (Caldwell Family Concrete) via a buried sewer lateral. Main floor: full bathroom + prep kitchen on one vent stack. Upper level: Saloon bar sink drains down a 5'-5" vertical chase to the main-level stack; two powder rooms mid-floor. All exposed/exterior lines get heat tape and insulation — no option at 8,040 ft elevation.
Mechanical
All-electric, cold-climate mini-split heat pumps — no ducted forced-air, no gas anywhere. Main floor: one zone (bathroom/prep kitchen area). The Roost: two independent zones so the Saloon/simulator/game area and the fire lounge/fitness/balcony area condition independently. Exhaust: dedicated mechanical chase framed adjacent to bathrooms on the main floor — all exhaust systems (bathroom, powder rooms ×2, range hood, outdoor kitchen hood) run through or alongside this chase and terminate through the standing-seam metal roof with pre-flashed collars. Each system has its own dedicated duct and cap; no shared ducts, no horizontal runs (IMC 505). Wood-burning fireplaces: 2 chimneys, 5 fire positions. Chimney 1 runs through the barn interior — main floor event space firebox and Roost fire lounge firebox, one flue. Chimney 2 is outdoor between Building A and B — double-sided firebox at the main floor (both buildings face it) plus accessible from the Roost deck on the 2nd floor.
Coordination
Electrical trunk feed, water lateral, and sewer lateral all run from the same direction — bid and trench as one shared excavation scope through Caldwell/4K Services (already on site for septic). Open item: this document assumes trunk feed to house main panel, but the master-plan utility page describes independent 200A services off a dedicated transformer — reconcile with electrician before ordering service equipment.

💧 Water
Well/Norwesco → 1" lateral → splits to Building A and Building B. All exterior lines (hose bibs, outdoor kitchen, outdoor fridge stub) have indoor shutoffs and pitched gravity drain for winterization with the back nine.
🚽 Sewer
Both buildings tie into shared 4" lateral → leach field. Outdoor kitchen drain also ties in. Caldwell Family Concrete executing septic + trenching in one mobilization.

Service entrance, Panel A (main floor) + Panel B (The Roost), all branch circuits, lighting, devices, bay door openers, cart-charging infrastructure.
Package P — Plumbing
Water lateral, sewer lateral, vent, all fixtures and trim (both levels), water heater.

All three mini-split zones, line sets, condensate handling, exhaust fans.
Shared — Trenching / Excavation
Bid as one excavation scope (Caldwell/4K Services, already mobilized for septic) — not three separate trench mobilizations. Each trade prices conduit/pipe only, not trenching.
Open Item — Service Configuration
This document assumes the Party Barn's electrical service is a subpanel-style trunk feed off the house's main panel. The master-plan utility page describes a new dedicated transformer feeding the caretaker house and Party Barn on split 200A independent panels — i.e., two separate utility services. Confirm with the electrician and utility before ordering service equipment. It changes service-entrance materials but not the branch-circuit design in Panels A/B.
Recommended sequence: price shared trenching first (it gates all three trades), then bid E/P/M in parallel.
Loads in VA are estimated for sizing. A formal NEC Article 220 load calc should run once equipment cut-sheets are confirmed. Note: all lighting fixtures, low-voltage, AV, security, and CI integration are excluded from this schedule — Lumen Cache is handling full low-voltage and CI design separately. Circuits below cover power/HVAC/appliance scope only.
Low-Voltage, Lighting & CI — Lumen Cache Design Pending
All lighting fixture selection, low-voltage wiring, security system, AV integration, networking, access control, and smart-home/CI infrastructure is being designed by Lumen Cache in a dedicated design meeting. Everything in this build will be significantly more integrated and CI-forward than this initial MEP skeleton.
This panel schedule provides the home-run power circuits (breakers, wire gauge, panel positions) that the electrician needs to rough in. Lumen Cache will layer the full low-voltage design on top — fixture types, dimming topology, keypads, security zones, camera runs, WAP locations, AV racks, and control wiring. Do not treat the lighting rows below as fixture specs — they are rough-in power placeholders only.

Winterization Design Standard — All Exterior & Outdoor Plumbing
At 8,040 ft with hard freeze/thaw cycles, every exterior and outdoor plumbing line is designed to drain completely — not just insulated. This is not freeze-proof-sillcock thinking; it is full seasonal shutdown. The outdoor kitchen, hose bibs, and any exterior sink are all configured so the water can be isolated at an indoor shutoff and the lines drained by gravity or blow-out before freeze season. Nothing outside depends on continuous heat tape to survive winter.
Tied to back nine winterization: The Turkey Toe winterization procedure for the back nine course plumbing (irrigation, drinking stations, wash areas) is done in one coordinated push — same crew, same compressor, same day. Party Barn exterior lines are added to that same winterization run so nothing gets missed and we're not making two trips.

Mechanical Chase — Adjacent to Bathrooms, All Exhaust Out the Metal Roof
A dedicated mechanical chase is framed adjacent to the bathrooms on the main floor. All exhaust systems — bathroom, powder rooms ×2, range hood, and outdoor kitchen hood — run through or alongside this chase and terminate through the metal roof with pre-flashed standing-seam penetrations. Each system has its own dedicated duct and cap. No horizontal runs, no side wall penetrations, no shared ducts. The metal roof makes flashing straightforward and the grouped chase location keeps all roof penetrations clustered in one zone, away from the chimney stacks.

Wood-Burning Fireplaces — 2 Chimneys, 5 Fire Positions
Two chimneys, five places to sit around a fire. One chimney runs through the interior of the Party Barn serving both the main floor event space and The Roost fire lounge above it. One chimney sits outside between Building A and Building B — double-sided at the main floor so both buildings face it, and the same stack is accessible from the Roost deck on the second floor.

Do not assume this is resolved.

One outdoor masonry chimney positioned in the shared space between Buildings A and B. Double-sided firebox at the main floor — guests from both buildings can sit around it. The Roost deck on the 2nd floor also accesses the same chimney stack. OPEN STRUCTURAL QUESTION (Critical 1): a grease-rated hood duct and this chimney both require a roof to terminate through. There is currently no documented structure covering this space. A third structure — breezeway, pavilion, or covered outdoor room — appears to be needed. Design and CDs required before Caldwell trenches.

If budget gets tight, Deferrable items throughout this document can move to a later phase without touching code-required rough-in. The rough-in for deferred fixtures/circuits stays — only the finish/equipment defers.
Nothing Tagged Core Should Defer
Core items get inspected, other trades build around them, or the space can't function without them — both panels/feeds, water/waste/vent rough-in, all three HVAC zones, life-safety/egress lighting, and the prep kitchen dishwasher connection.
Everything below is a real decision that affects scope, cost, or sequencing. Nothing here is speculative — each one needs a call before the relevant trade bids or mobilizes.
⚡ Electrical
Service configuration — trunk feed vs. independent transformer
The master-plan utility drawing shows a new transformer feeding Building A and Building B on split 200A independent panels (two separate utility services). This MEP assumes that, but confirm with the electrician and utility before ordering service equipment. Changes service-entrance materials; does not change Panel A or B branch circuits.

Panel A slot count — 42-space may not be enough, recount before ordering
Circuit numbering has drifted (A21b, A21c, A39–A46). Every 240V/2-pole breaker consumes 2 slots: double oven (50A/2P), outdoor appliance (30A/2P), compressor (30A/2P), welder (50A/2P), water heater (30A/2P), UTV charger (50A/2P), mini-split (20A/2P), plus fireplace and outdoor chimney circuits. That's 14+ panel slots from 2-pole breakers alone, before single-pole circuits. A 60-space can may be needed. Have the electrician do a formal slot count before Panel A equipment is ordered.

Double oven — 30A or 50A? And is there also a separate cooktop?
A21b is slotted at 50A/240V for headroom, but final breaker size depends on the unit. Most residential double ovens are 30A; commercial-grade units often require 50A. Separately: the zone table says 'range/oven' and the panel schedule says 'double oven.' A double wall oven has no cooktop. If there's also a range top, that's a separate dedicated 240V circuit not currently in Panel A. Decide: double wall oven only, or double oven + separate cooktop?

AHJ + commercial kitchen code — NFPA 96, health dept, grease interceptor
A full fridge + double oven + 400 CFM grease hood is real cooking. Depending on jurisdiction and event/catering use, this may require: NFPA 96 fire suppression (Ansul system) over the hood, a grease interceptor on the kitchen sink and dishwasher drains (not just the wash-down bay floor drain), and a health department permit for event catering. This is an AHJ and health department conversation before kitchen scope is priced.

Occupancy classification — shop + event venue, AHJ ruling needed
A building that functions as equipment storage by day and an event venue by night may trigger different occupancy classification at use. This affects emergency lighting extent (main floor + Roost, not just the stairwell), exit signage requirements, occupant load calculation, and door hardware. Confirm with AHJ before electrical rough-in — egress lighting is locked in early.

Golf cart charger voltage
Plan assumes standard 120V on-board chargers (quad receptacles, A29–A32). If any carts need 240V fast-charge, circuits need to be upgraded. Confirm cart fleet spec.

🔧 Plumbing
Outdoor kitchen final location between A & B
Outdoor kitchen supply/drain lines need to be trenched alongside the main site utilities. The exact location between Building A and Building B needs to be locked on plan before Caldwell mobilizes for trenching — moving it after the trench is cut is expensive.

Floor drain + grease interceptor — wash-down bay AND kitchen sink/dishwasher
Given the cooking equipment now in scope, the AHJ conversation needs to cover two things: (1) whether a floor drain/interceptor is required in the wash-down bay, and (2) whether a grease interceptor is required on the kitchen sink and dishwasher drain — standard for commercial-adjacent kitchens. Ask both in the same AHJ meeting. A grease interceptor on the kitchen drain is also tied to the NFPA 96 / commercial kitchen question (E4).

Bar equipment list — kegerator, ice maker, etc.
B11 is sized for bar equipment, but the actual load and icemaker line size depends on what's going in the bar. Kegerator, undercounter ice maker, blender station? Each has different electrical and plumbing requirements. Lock the bar spec before Roost rough-in.

Burial method — conduit vs. direct-burial, PEX vs. poly
Conduit protects wire and allows future pulls but costs more to install. Direct-burial is cheaper but permanent. Same tradeoff for PEX vs. poly on the water lateral. AHJ may have a preference. Confirm before Caldwell trenches.

Mini-split tonnage/models — all 3 zones
Sizes in this plan (18K BTU main floor, 36K BTU Roost zone 1, 36K BTU Roost zone 2) are estimates. An HVAC sub needs to run a Manual J heat load calc for the actual building at 8,040 ft before ordering equipment. Cold-climate-rated models are non-negotiable at this elevation.

Passive gable/ridge vents may be sufficient for general shop use. If the AHJ requires mechanical ventilation for compressor and welding fumes, a powered wall exhaust fan gets added to the scope. Ask AHJ before finalizing the mechanical scope.

Make-up air — 400 CFM hood likely triggers requirement
IMC 504.5 / IRC M1503.6 require mechanical make-up air when exhaust exceeds 400 CFM in most jurisdictions. Nothing in the current mechanical scope addresses make-up air. If required: dedicated make-up air duct, motorized damper, and possibly a tempering unit to pre-condition incoming air at 8,040 ft. Not a minor add — confirm with AHJ before mechanical scope is bid.

🏗️ Structural & Design
Chimney 1 — one flue / two fireboxes: get engineer sign-off before fabrication
Described as one flue serving two fireboxes on two different floors. Solid-fuel fireplaces typically each require their own dedicated flue. The code-compliant version of a 'two-floor fire' is a see-through fireplace (one firebox, two openings at the same level). Two stacked fireboxes on separate floors sharing one flue is a different thing and needs mason/engineer confirmation. Cannot be corrected after flat-pack framing is erected.

Chimney 2 + outdoor kitchen hood — undocumented third structure needed
Both the outdoor kitchen grease hood duct and Chimney 2 require a roof to terminate through. Buildings A and B have no shared roof. There is no documented structure covering the outdoor A/B shared space. This appears to require a third structure — breezeway, pavilion, or covered outdoor room. That structure needs its own design, CDs, and foundation poured in Caldwell's site mobilization. This is a design gap, not a detail — it gates trenching.

Welder amperage
A26 is slotted at 50A/240V (NEMA 6-50R). If you plan to run a smaller welder, 30A is sufficient and cheaper. If a plasma cutter or large MIG is planned, 50A is right. Pick your welder.

Lumen Cache design meeting — schedule before framing, add universal rough-in fallback
All lighting fixture selection, dimming topology, security zones, camera locations, AV racks, control wiring, WAP placement, and access control is pending the Lumen Cache design session. If their design lags behind framing, add a universal rough-in standard to the framing spec now: extra empty conduit + pull string in all wall cavities and the chase. This is standard practice on CI-forward builds and prevents walls from being reopened later.
